Los Angeles Presbyterian Church #1

Congregational Land Partners is working with a large, historic church in Los Angeles to create and implement a mission-grounded real estate strategy that could generate the tens of millions of dollars needed to structurally retrofit its grand 1920s sanctuary, upgrade spaces for the church’s active ministries supporting immigrants and the needy, and enhance operational sustainability for the long-term. We created a master plan for the site, linking various buildings through a central paseo providing needed open space for the neighborhood and space for the church’s food distribution and children’s ministries. We worked with City planning staff to identify the best entitlement strategy, and prepared and administered a Request for Proposals, evaluating two proposals in depth through an exploratory period. The church is now in the early phases of its partnership with an affordable housing developer to develop a multi-phase, 300+ unit affordable housing development, remodel church spaces, and retrofit the sanctuary. CLP is representing the congregation throughout the negotiation of various stages of agreements needed for the project.
