Large Independent Church
Congregational Land Partners is working alongside a vibrant congregation of 500 - 1,000 regular attendees. With its large membership, the church is making a meaningful impact on the community, however, much of its property remains underutilized throughout the week. For instance, the parking lot takes up 48% of the church’s property (1.1 acres) and sits vacant most days of the week.
To further maximize its impact, the church is looking to develop a housing project that will be developed in three phases. Phase 1 will include 88 units of family affordable housing with a ground-floor preschool, accommodating 100 children. Phase 2 is envisioned to feature a new sanctuary with a capacity for 1,000 attendees and involve additional housing development, potentially small unit development for seniors or young professionals, along with community rooms and church offices. Phase 3 is envisioned to feature a market-rate housing development with subterranean parking, café or ground floor retail, and church classrooms.
In bringing the proposed development project vision to life, CLP assisted the church in advancing to the stage of issuing a Request for Proposal (RFP) to prospective developers for an innovative affordable and market-rate housing opportunity. After several interviews, the church selected a developer. CLP is now advising the church through the Memorandum of Understanding (MOU) process, helping lay the groundwork for a strong and meaningful partnership with the selected developer.
